Finding a home is only one part of the process. Before paying a reservation deposit, it is important to understand what type of lease is being offered, how to document U.S. income, what guarantees may be requested, and which terms must be clearly written into the agreement.
This guide provides general information. The terms of each property and each lease should be reviewed before anything is signed or paid.
Before Searching Listings

Documents and Financial Strength
A W-2, federal tax return, pension letter, and bank statement each prove something different. The documents should clearly explain the dates, currency, payer, and frequency of the income.
A large stack of documents does not make up for a disorganized application. The goal is to help the landlord understand financial stability, ability to pay, and expected lease term without having to interpret unfamiliar U.S. forms.
Passport, NIE when available, and identification for everyone who will occupy the property.

Lease Type
A seasonal lease must correspond to a genuine temporary need. A lease intended as the tenant's permanent home is instead governed by the residential rules of Spain's Urban Lease Act.

Yes. U.S. citizenship does not prevent someone from signing a lease in Spain. The landlord may request identification, proof of financial capacity, guarantees, and documents related to the length and purpose of the tenancy.
A valid passport may be used to identify the tenant in the lease. In practice, however, some agencies, landlords, banks, or public authorities may request an NIE for certain procedures. This should be checked before paying a reservation deposit.
